Why Guelph's Housing Stock Paints Differently
Short answer: Guelph's older housing stock — plaster, ornate trim, and sometimes pre-1980 lead paint layers — needs different prep than a 10-year-old south-end build, and our humid summers and freeze-thaw winters are hard on exterior paint that wasn't prepped properly.
Century homes downtown. Houses in the Ward, Downtown, Exhibition Park and around Old University have plaster walls, ornate original trim, and — for homes built before 1980 — sometimes lead paint under later coats. Careful masking of original hardware and mouldings, plus safe prep on affected surfaces, matters more here than in a newer build.
Established bungalow neighbourhoods. Willow West, Onward Willow, Waverley and Grange Hill are mostly on a normal repaint cycle — exterior siding and trim wearing from Guelph's freeze-thaw winters, interiors due for a refresh every several years.
South-end new builds. Westminster Woods, Clairfields, Pineridge and Kortright Hills usually come with flat builder-grade paint on big open-concept walls — upgrading finish and getting clean, straight cut-lines on large great-room walls is the most common request here.
Timing. May through September is the practical exterior-painting window in Guelph. Proper scraping, sanding and priming before painting is what actually prevents peeling through the next freeze-thaw winter — not the number of coats.
